dc.description.abstract	Diplomová práce je zaměřena na zkoumání trhu s rezidenčními nemovitostmi. Jejím cílem je představit podstatné faktory, které tento trh ovlivňují a udávají jeho směr. Na základě zjištěných informací práce identifikuje současný stav na trhu nemovitostí a mapuje jeho vývoj během uplynulých let. Dílčím cílem práce je pomocí korelační analýzy zjistit vzájemnou závislost mezi vývojem těchto faktorů a vývojem cen nemovitostí. Následně je demonstrován vliv těchto faktorů na výnosnost a návratnost konkrétní investice do nemovitosti během času. Při zpracování práce bylo využito domácích i zahraničních zdrojů a dat.

dc.description.abstract-translated	The diploma thesis is focused on the research of the residential real estate market. The aim is to present the essential factors that affect this market and indicate its direction. Based on the information obtained, the work identifies the current state of the real estate market and maps its development over the past years. The partial goal of the work is to use correlation analysis to determine the interdependence between the development of these factors and the development of real estate prices. Subsequently, the influence of these factors on the profitability and return on a particular investment property over time is demonstrated. Domestic and foreign sources and data were used in the processing of the work.
